The Professionals' Choice for Real Estate Jobs Southern California privately held real estate investment and management firm seeks to add a Director of Property Management. The firm acquires and manages value-added, real estate investments for its own account. Since inception, the company has acquired a diverse commercial real estate portfolio throughout California. PRIMARY DUTIES AND RESPONSIBILITIES General

  • The Director of Property Management is responsible for the overall operational and financial performance of their assigned portfolio of assets
  • Works collaboratively with the Vice President of Portfolio Management (direct supervisor) to achieve corporate asset management financials
  • Manage a team of property and assistant property managers across a portfolio of properties throughout California
  • As required, coordinates, and assists other departments, including Accounting, Leasing, Corporate Finance, in support of their operations to achieve corporate objectives
  • Perform reviews and provide feedback and direction for annual budgets, monthly and quarterly reporting, operations, and process improvement/best practices
  • Recruit, develop, devise staffing plans, evaluate training needs, and complete performance management and assessments of all associates that report directly or indirectly to this position.

  • Systems administration via MRI/AVID
  • Assist with lease administration process, acquisitions
  • Work alongside Director of Facilities/Construction
  • Assist corporate team of capital improvement projects Asset Operations
    • Managing property managers for accurate and timely revenue collections, including base rent and tenant reimbursements
    • Conducting periodic physical inspections of assigned assets
    • Working with Property Managers and Director of Facilities to troubleshoot and determine the best course of action to address operational issues
    • Managing expenses in accordance with approved operating budgets
    • Tracking upcoming lease expirations
    • Forecasting revenue streams in accordance with lease terms
    • Assist property managers in oversight, alongside facilities/construction, during tenant improvement projects by providing guidance, approving plans and pricing, resolving disputes, and ensuring projects are completed on-time and on-budget.
    • Annually, in coordination with Director of Facilities, develop multi-year operating and capital expense objectives/budgets
    • Ensure all required weekly, monthly, and property inspections are completed accurately, on-time, and with relevant analyses
    • Oversee the lease abstracting process
    • Oversee monthly review of budget variance reporting
    • Monthly, report to Management on the status of collections and aged delinquency reports
    • Periodically, coordinate with Property Accounting on month-end closing activities, to include invoice approvals, expense accruals, variance reporting, etc.
    • Expense management, driving down costs through effective negotiation and innovative process improvements REQUIRED SKILLS / QUALIFICATIONS
      • Bachelor's or graduate level degree in business, finance or real estate field; CPM designation preferred
      • Minimum 5-10 years commercial real estate experience with 3-5 years managing people
      • Demonstrated leadership skills and strong record of achieving financial, operations and customer service goals
      • Excellent verbal and written communication skills
      • Excellent planning, organization, and interpersonal skills
      • Excellent interpersonal skills with the ability to effectively communicate with all levels
      • Ability to function independently within a collaborative, team-oriented setting
      • Attention to detail and ability to function under tight deadlines
      • Ability to work accurately and efficiently
      • Ability to handle multiple projects at one time
      • Knowledge of using MRI or Yardi or similar property management software
      • PC skills including MS Outlook, Word, and Excel
