Compensation range: $29 - $32.Our company considers a range of
factors including education and experience when determining base
compensation.

- Minimum 5+ years of multifamily residential maintenance
experience
- Knowledge of safe work practices, proper use of PPE (Personal
Protective Equipment), and ability to lead monthly safety
meetings
- Advanced competency with the following: HVAC (split systems,
heat pumps and PTACs), plumbing (including water heaters),
electrical, appliance repair, painting and carpentry
- Strong leadership, create a positive team environment, and
maintain a strong sense of morale
- Be responsible for performance of service team, while being a
positive role model
- Comply with company initiatives and direction provided by
Regional Leadership
- Experience managing and executing the work order process,
including delegation to team
- Exceptional customer service
- Timely and effective communication
- 4+ years' experience with building systems including fire
sprinkler, fire alarm, life safety and central mechanical/HVAC
- Advanced understanding of general building maintenance
- Ability to read and understand blueprints/plans, schematics,
technical documents and specifications
- Independ and self-autonomous
- Advanced computer and administrative skills including ordering
supplies, creating purchase orders, and processing invoices
- Savvy financial acumen, including budgeting, monitoring
expenditures, identifying variances, and implementing corrective
action
- A sharp professional appearance
- Understanding of property management software such as MRI,
Yardi, or Onesite
- Solid troubleshooting and problem solving
- Experience managing, scheduling and overseeing vendors,
contractors and suppliers
- Advanced knowledge utilizing hand and power
toolsCertifications:
- EPA Type II preferred or ability to become certified within 90
days of start date
- CPO (Certified Pool Operator) preferred or ability to become
certified within 90 days of start dateEssential Duties:
- Work safely and ensure the team uses proper PPE (Personal
Protective Equipment), lead monthly safety meetings
- Dynamic leadership style - jumping in to support the team, as
well as build and maintain high morale
- Observe and comply with company's sustainability initiatives
and culture
- Provide exceptional customer service to teammates and
residents
- Maintain compliance with city, and state jurisdictional
requirements for systems, including elevators, fire/life safety,
and fire suppression
- Successfully execute capital projects, including developing
scopes of work, participating in competitive bidding, and
overseeing projects through to successful completion
- Manage, schedule and oversee vendors, contractors and
suppliers
- Meet frequently with Property Manager to communicate and
collaborate on property needs, and strategize on effective
solutions
- Support and communicate with Area Maintenance Specialist, Area
Maintenance Manager, Regional Maintenance Manager, and VP of
Maintenance
- Comply with company initiatives and direction provided by
Regional Leadership
- Conduct regular physical inspections to identify repair/PM
needs, and mitigate hazardous conditions
- Pay close attention to detail, consistently do the job right
the first time
- Evaluate property physical capital needs and collaborate with
regional team on execution
- Order supplies, create purchase orders and process invoices in
a timely and organized way
- Monitor expenditures, identify variances, implement corrective
action
- Manage and execute the work order process, including delegation
to team
- Complete, manage and communicate all stages of make ready
process in order to meet leasing demands
- Schedule and conduct preventative maintenance within units,
common areas and mechanical rooms
- Maintain accurate records of daily mechanical rounds
- Utilize computer, smart phone or tablet to access Yardi and
other systems
- Maintain Windsor Communities standards for curb appeal
- Use drawings, plans and other technical documents in the
trouble-shooting process to determine type and location of
equipment and system components
- Train and develop the service team, and evaluate performance
against core competencies and business objectives
- Repair or replace floors, ceilings, walls, siding, roofing,
doors, door hardware, windows, screens, and other general building
items
- Troubleshoot, diagnose, repair and replace the following:
appliances, electrical, HVAC (split systems, heat pumps and PTACs),
plumbing (including water heaters)
- Maintain pools/spas/fountains, chemicals, logs, and associated
safety equipment (community specific)Other Requirements:
- Valid driver's license
- Access to reliable transportation
- Assist at other communities as needed
- Available to work a flexible schedule, potentially weekends
depending on community specifics
- Available to be part of rotating on-call schedule for after
hours and weekend emergency response
- Provide and maintain quality hand tools and power drillOur
