POSITION SUMMARY

The Manager, Community Marketing oversees regional marketing programs and is responsible for their successful implementation and hindsight analysis. This position will focus on initiatives that drive traffic, leases, retention, and customer engagement at new developments, redevelopments, stabilized assets. This person will be the main interface with the property operations teams of their assigned region(s).

RESPONSIBILITIES

Essential job functions include the following:

  • Serve as "subject matter expert" of an assigned portfolio's communities and submarkets (Southern California).
  • Review weekly traffic, exposure, and occupancy reports to proactively identify where help is needed for communities and regions to achieve performance goals.
  • Execute community and regional marketing tactics and campaigns including special promotions via marketing on websites, email campaigns, ILS strategy and positioning, etc.
  • Ensure marketing tactics are optimized and incremental marketing support is added when needed.
  • Support asset positioning, naming and messaging including physical signage, property website, and email marketing.

    • Project-manage marketing deliverables for all acquisitions and dispositions within assigned portfolio.
    • Ensure lease-up targets are met on time and on budget. Work with and manage vendors including signage providers, graphic designers and social media planners as needed.
    • Shop competitors and conduct analysis to determine key points of difference and areas of opportunity.
    • Tour communities and make recommendations to improve onsite branding, accuracy of maps and site plans, increase ease of self-guided touring and lead conversion to improve the overall touring and leasing experience.
    • Oversee onsite use of marketing resources, including graphics, signage and collateral, and brand standards.

      • Contribute to centralized reporting of community visits, observations and other relevant community information.
      • Develop and execute asset collection signage across the portfolio and enhance self-guided touring process.
      • Provide regional perspective to larger cross-functional marketing team.
      • Other duties and special projects as assigned by supervisor.

        QUALIFICATIONS

        • Education: Bachelor's Degree in Business Administration, Marketing or Communications
        • Master's degree and multi-family experience a plus
        • Experience: 5-8+ years of relevant corporate experience

                The salary range for this position is $85,000.00 - $128,000.00 per year. New hires generally start between $85,000.00 - $107,000.00 per year. The final salary offer will be determined after reviewing relevant factors, including but not limited to skill sets; relevant experience; internal equity; and other business and organizational needs.

                This role is also eligible to participate in Essex's discretionary Annual Bonus program that is commensurate with the level of the position.
